Ninapark at a glance

Located near Pretoria North, Ninapark itself is a fairly exclusive suburb as it is small and relatively new.  Opportunities to purchase do not come in abundance, but if you do find something then it is sure to be a lovely life-style option going forward.  One may also consider extending this area preference to the surrounding suburbs of Theresapark, Florauna and Amandasig, all of which are in close location to Ninapark.

A common feature of the properties in Ninapark is that stand sizes are fairly large and houses, complexes and town-houses allow for good room space, so ideal for families with children.  But, of course, there is no reason for it not to attract a broad resident type including first time owners through to those moving into retirement.  Another great option to consider, in this still developing area, is that there are empty stands available so the opportunity to build from scratch is an inviting route to follow for those persons with specific homing ideas and requirements.
 

Ninapark, and its surrounding suburbs, are recent developments which means that accommodation is generally still in good condition, allowing prospective buyers to enjoy the luxury of moving straight in without the need for major renovations.  Designs come in varying styles including both modern and the more contemporary - so unless a prospective buyer wishes to re-design, purchasing property in Ninapark is really a great opportunity to simply move in and carry on with life!  It should be stated that housing options vary from small and compact homes, complexes and townhouses to luxurious homesteads.

Ninapark certainly ticks another box when it comes to location.  It rests on the northern foothills of the Magaliesberg Mountain range, and toward the western end of Pretoria, and enjoys the sub-tropical climate that the greater Pretoria North area is so well known for.    Gardens and lawns are lush, residents take pride in the appearance of this well-maintained area and their beautifully maintained gardens go a long way to prove this!  Apart from its well-maintained sub-urban feel, on the outskirts the rocky bushveld feel makes its presence known, adding a different look to this area as opposed to the rest of Pretoria.  It can safely be said that there is a certain holiday feel that comes along with spending time in this area.

Ninapark is also well located to all amenities that make day to day living easy and functional.  Ninapark forms part of a greater environment which is fondly described as a gem on the northern side of the mountain, and one of Pretoria's best kept secrets.

CLIMATE:

Ninapark is tucked in right behind the Magaliesberg mountain range and enjoys some of the warmer temperatures on the northern side of Tshwane.  It has the protection from the mountain and a truly sub-tropical climate, which is particularly great during the winter months as these are generally fairly comfortable. 

Summer days can be particularly hot but afternoon showers are the norm which helps in bringing evening temperatures down a little.  Summer rains take place between September and February while winter does not experience rainfall, so the environment tends to become fairly dry and dreary for a few of the winter months.  Mornings can be cold and at times there may be some frost, but as is typical in Tshwane, winter days become warmer toward the late morning and afternoons.  Heading further north the environment eases into lowveld, even bushveld, vegetation.

MAIN ACCESS ROUTES:

The main access roads in and out of Ninapark are the R513 and Brits Roads.  To the west lies the R80 which leads to the N4 highway, while on the eastern side of Ninapark lie both the M1 and R101 providing direct access to the centre or Pretoria.  For access to the neighbouring suburbs of the greater Pretoria North, such as Sinoville and Montana the R513, Sefako Makgatho Drive (accessible via the R101), travels all the way through, eventually allowing access onto the N1 highway.
